Urban Solutions - Manager (Based in KL)


The Manager, Urban Solutions, reporting to the Senior Manager, Urban Solutions, will function as a proactive and articulate Project Manager with a strong track record in delivering projects from inception through completion. The role involves resolving on-site design challenges, driving timely project delivery, and ensuring quality outcomes. Acting as a critical link between design vision, construction realities, budget considerations, and client expectations, the Manager will be responsible for end-to-end project management, encompassing design and implementation management, and client relations. Key responsibilities include coordinating design consultants, managing authority submissions and approvals, overseeing tender processes, and leading on-site contractor supervision. The role requires flexibility and willingness to travel to project sites and client offices as needed.

KEY RESPONSIBILITIES

    1. Client Management & Presentation

    • Serve as the main point of contact for technical issues. Proactively manage client expectations regarding budget, timeline, and design feasibility.
    • Translate technical site or authority issues into clear, actionable updates, and able to make informed decisions quickly.
    • Issue Request for Information (RFI) to client.

   2. Internal Leadership

    • Lead, delegate and supervise junior members, providing clear direction on daily tasks and project deliverables.

   3. Design Management & Consultant Coordination

    • Lead and coordinate a multi-disciplinary team of consultants (Architects, Landscape Architects, Civil & Structural - C&S, Mechanical & Electrical - M&E) to ensure deliverables are integrated and timely.
    • Review technical drawings and specifications to ensure they meet design vision while remaining fit for purpose, budget-compliant, and technically sound

   4. Tender & Contract Administration

    • Manage the tender process, including the review of tender documentation, evaluating contractor bids, and providing recommendations for award.
    • Oversee contract administration duties to ensure all parties adhere to the agreed scope and terms.

   5. Authority Liaison & Approvals

    • Lead the strategy for authority submissions. Liaise directly with local authorities and government bodies to resolve compliance issues and expedite approvals (e.g. Kebenaran Merancang - KM, Building Plan - BP, Certificate of Completion and Compliance - CCC).

   6. Site Implementation & Contractor Management

    • Oversee site progress, manage main contractors ensuring quality control and adherence to the original design intent.
    • Resolve immediate technical site issues, RFIs, and discrepancies between drawings and actual site conditions.
    • Able to issue quick hand drawn details for on-site trouble shooting.

  7. Risk Management

    • Proactively identify potential risks, whether related to design, authority hurdles, construction delays, or client relations, and implement mitigation strategies before they become critical issues


Qualification

  • Bachelor’s or Master’s degree in Architecture or related built-environment field.

EXPERIENCE

  • Minimum 8 years of professional experience, with specific exposure to site design coordination, tendering, and contract administration.

Technical Knowledge and Skills

  • Strong technical knowledge in architectural and/or landscape detailing.
  • Proficient AutoCAD, Microsoft Project (preferred).
  • Proficient in PowerPoint for client presentations.
  • Ability to sketch details quickly for communication on site.

COMPETENCIES

  • Able to balance design vision with technical realities and negotiate win-win solutions.
  • Good verbal and written communication skills, comfortable presenting to senior stakeholders.
